Guidelines on "staging" your home so it will show it's best prior to placing
your home on the market.

FLYERS TO AGENTS:
Distribute flyers of your home to approximately 500 agents in Russ Lyon Realty
and other real estate firms close to your home.

SIGNAGE:
Maximize showing exposure through RLR yard sign with both my phone number and
office phone number on the sign. Any sign calls will be directed to me or to
another agent in my office to assist them at that time.

INFORMATION FLYER:
Prepare color flyers and an information booklet about your home to be
available for people who tour your home.
7.)
LOCKBOX:
Enhance the convenience of buyer and agent viewing by placing an electronic
lockbox on your home.
8.)
OFFICE TOUR:
The Russ Lyon Realty agents in my office or the RLR office closest to your
home will tour your home so they can be familiar with it for their prospective
buyers.

POSTCARDS:
"Just Listed" postcards promoting your home will be mailed out to your
neighbors and area buying prospects.

VIDEO TOUR:
A 360 degree Virtual Tour of your home and six pictures will be placed on the
MLS, Realtor.com, RussLyon.com, HaganSellsAZ.com and approximately 19 other
websites.

NETWORKING:
I will network with other Russ Lyon realty agents and my client data base to
promote the sale of your home.
12.)
ADVERTISEMENTS:
Promote your home in selected Home Buyers Magazines.
13.)
FINANCING:
Ensure that any offers from buyers are pre-qualified and are capable of
closing on the purchase.
14.)
MARKET CONDITIONS:
Keep you updated on changing market conditions in your area.
15.)
UP-TO-DATE-INFO:
Update you on activity regarding your home such as agent showings and sign
calls.
16.)
FOLLOW-UP:
Follow up on agents that have shown your home to answer questions and provide
feedback from the buyers.
17.)
NEGOTIATION REPRESENTATION:
Represent you in contract negotiations with buyers to help you generate the
highest selling price for your home.
